Sarasota Real Estate Market Remains Strong

Real estate numbers remained strong in Sarasota and Manatee counties for December 2017 with median sales prices, the number of closed sales and the number of pending sales all climbing as was the trend across Florida real estate. 
This is great news for the real estate industry as sales normally slow during December as sellers prepare their properties for the busy spring season while many buyers decide to stay in their current homes until after the busy holiday season. The usual pattern, however, was seen to some extent with the combined two counties experiencing a 28.3 percent decline over November 2017 and 12.9 percent decline over December 2016.

Sarasota Real Estate Market Stays Hot

November continued to be a hot seller's market in the Sarasota and Manatee area with increased sales, higher prices and an increase in the number of listings. The sales of condos were particularly hot during November 2017. This was great news for sellers because sales usually slow just before Thanksgiving, and they do not pick up again until spring arrives.

After reaching a low in September, inventory of homes on the market continues to inch upward. During November 2017, there was 1.1 percent more homes for sale than a year ago. Manatee County saw a 7.5 percent increase in the number of single-family homes closing. It appears that many families dreamed of closing on their single-family home by the holidays

Sarasota Real Estate Market Bounces Back

The real estate market will continue to recover from the devastating impact of hurricane Irma in Manatee and Sarasota counties. There are more new listings and pending sales as the market continues to show a healthy growth trend this month.
Closed sales for single-family homes grew by 2.7 percent in the two counties while condos went down by a 10.4 percent since October 2016.   Florida’s rather healthy job opportunities and population growth play important factors. They both should help sales to get back to where they were before the hurricane Irma, said Lawrence Yun, Chief Economist, National Association of REALTORS®.

As of May of 2017, data assessed by Florida Realtors® from My Florida Regional MLS showed an increase in new listings, closed sales, median sales prices, and inventory in Sarasota and Manatee County.

End of Season Decreases

As is typical for the end of the season, there was a decrease in properties listed in last month's report. This month, new listings have showed an increase from last year at this time. Single family homes increased by 2.3 percent over the last year in Manatee County, while condos have increased by 0.8 percent. Sarasota County condos increased by 1.3 percent, while single family homes have increased by 8.5 percent in the same time period.

Sarasota Real Estate Market Update - November 2016

National market reports indicate modest overall increases in new and existing home sales for November 2016, and climbing home prices in many areas.

Measuring from November 2015, Sarasota and Manatee Counties saw an 8.7% increase in total closed sales. Single family home sales improved by 10.5%, with a 4.5% improvement in condo sales.

New pending sales also gained, with noticeable increases since September of this year. In Sarasota County pending condo sales are 39.8% greater, and single family homes have a 24% increase. Manatee County saw similar gains with a 25.1% improvement in pending single family home sales, and an 8.4% intensification in pending condo sales.

Mantee County real estate market stats - OctoberSarasota real estate market stats for october 2016

In comparison to October of last year, Manatee County saw an 11.3% increase in inventory for single-family homes and an 11.4% increase in inventory for condominiums in October of 2016, and the respective figures for Sarasota County have been 15.7% and 35.8%. In terms of the overall area that the two counties constitute, this amounts to a 17.5% increase in inventory for available residential properties in the area overall, sharply contrasting with the trend that saw a decrease in properties for sale throughout the earlier months of 2016.

Pending sales for these types of property in the two counties, meanwhile, have experienced an upsurge over the previous month. For Manatee County, condominium sales are 24.5% higher
